"Doesn't meet current regs" isn't in itself a reason for replacement, nor to condemn an installation unless it is actually dangerous, in all honestly oil boilers are pretty simple to repair, simpler than gas IMO from the ones I've fixed before the plumber got there to check it.
Leaking flue obviously needs fixing though, that should have been spotted on the annual inspection/ clean/ new jet fitting - did you get the report when you bought the house, it should highlight things that don't meet the regs.
If at all possible avoid a Combi, the person we use says they are what keep her in business...

If at all possible avoid a Combi, the person we use says they are what keep her in business... I didn't say the flue being against current regs is why we're changing the boiler. It's knackered. The whole control board has had pieces removed and hot wired to run without any control. You can no longer get the control board. That is the main reason it is being changed. Other than that the pump and heat exchanger are knackered as well as most of its other components. The boiler is 20 years old, they don't last forever. I have an uncle who has been a central heating engineer for 40 years. He agrees that its not worth bothering with and replacement is the way forward. He also thinks that the price is about right for the boiler we're having fitted. He says that the make and model of boiler we're having fitted is as reliable as you can get. It comes with a ten year warranty and yes it's a combi which is no less reliable than having a system boiler. We did get a report when we bought the house. The boiler flue meets regs for an existing boiler. We're now having one that goes straight out the wall with a diffuser instead of through the roof as the existing flue doesn't meet regs for a new installation. The boiler passed inspection before we bought the house but as I say, it had been frigged to appear to work for the 10-15 min while those checks are being carried out. If the boiler wasn't in such a state then obviously I'd be looking at repair instead of replacement.

Fair enough, just didn't want you to get talked into something that wasn't required, unfortunately there are some rather unscrupulous people out there who would happily condemn a healthy system as installing a new boiler is far more profitable.

Some progress made this week. I've now run out of floor paint. About two thirds of the floor is painted so should just need one more tin. It's a bit of a juggle painting round all the cars Lidl have in their middle aisle, large tubs of dirt cheap white paint. Ideal for slapping onto breeze blocks in the garage. So more wall has been painted. One thing that is in my way is the GT6 engine. It was on a plastic milk pallet which has collapsed under the weight. This has caused the wheels to splay out making it difficult to move about. So today I've knocked this up. Hopefully it'll be strong enough. Now I don't yet own an engine crane and that six cylinder cast iron beast is immensely heavy. I have no idea how much it weighs but this is the heavyest thing I've ever lifted. But it's on And it feels pretty stable Out of harms way and still allows me to use the ladder Now I can crack on this weekend and paint the rest of the walls and possibly build some more shelving upstairs. Some more progress from this week so far. That's one half painted. I've made a load more shelving upstairs and some of the clutter is finally clearing. I've "saved" some cupboards from the utility - the new boiler is too big for the washing machine to go next to it so that's now on the counter-top. So cupboards will be making an appearance in the workshop soon. You can never have enough storage!

Over Christmas more progress was made As mentioned previously, a pillar of brick has been left to support the outside wall It's taking me a while because I'm cleaning up all the bricks as I go This is because there is a space behind the garage Currently housing an old shed and a slightly cracked oil tank. Wouldn't it be terrible if this space turned into an adjoining machine room/workshop. Not sure on what planning permission I would need for a single story flat roof extension yet but I can't imagine it being a problem. It seems unusual that the dividing wall is double skin with blocks one side and bricks the other, any idea why.it wasn't just single skin?

homersimpsonI'm not sure. It's the only one in the street built like this. All the others are a double with a double door. I have had it suggested it to me that it could be due to planning permission due to us being opposite the road to listed buildings. It looks to me like a single garage was built and then the first buyer specced a double halfway through the build. Christ knows. Annoying though

Yeah it looks like the garage was completed apart from the roof tiles, then the second added on and then the roof put on. No idea why but it's left me with a bigger garage than the standard double garages across the road so I'm not complaining I've booked two days off work so tomorrow I will be digging a trench for new thicker cable and by the end of the weekend we will have new sockets and lighting

It's been a busy weekend. We've dug a trench and ran a new power supply from the house. Fitted a new ring main with plenty of sockets and rcd protected fuse box. The two existing lights now live upstairs and we now have 6 of these V-TAC Led batten lights. They're extremely cheap and flimsy but I like them because you can actually change the tube if they ever blow instead of having to change the whole light Plenty of light and 6 double sockets And upstairs lit and with a socket at the end Pretty happy with how that's all gone. I also started widening the driveway while I had a great big trench dug up. No pictures of that as of yet. Probably won't do much today in this storm though. Next jobs are a cleanup and more paint

Just a thought, if it’s a fairly ‘new build’ style of thing, was your garage the sales office for the builders, or construction company? Mk2 daughter and partner are in the throes of buying on a new estate and the ‘garage’ of one of the houses is the sales office,and very nice it is too!

I was going to suggest this, the only new build house near here with a detached double garage was the show home with sales office in the garage

I would have thought the estate would be too small to have a showroom. There's only about 10 houses. If there was a showroom I would have thought it'd have been the house across the road as its bigger and has a detached double garage. It's a possibility though

I've got myself some paint. The weekend has been pretty much a write-off as far as the garage has gone with people visiting and meals out etc. The audi has been running us all about and I still haven't got around to cleaning it The paint in lidl is still on for £8 for a 10L tub so got another one of those. While the old man was up he gave me a half used tin of masonry paint and I've also bought a tin of garage floor paint. I might need more white paint but should have enough to do the floor So approaching 6 o'clock today I finally have some time to paint more wall. Well after making a makeshift dog barrier as he's been walking muddy paw prints all over my newly painted floor. Git. Dog barrier Next bit of wall Masked off all the sockets and floor and then started with the dregs of the last 10L tub of lidl paint, before using the half a tin of masonry paint. The masonry paint is miles nicer to apply than the lidl's stuff and only needs one coat. That's those two tubs finished and a convenient place to stop for tonight More soon

Coming along well, unexpected photo of Castle Square. We'd just eaten in a little tapas place on the corner there called Olivares. Proper quirky little place with good food. Looks like tudor or older building on the inside. Would recommend if you're local to the area

I've been plodding along with this in the evenings. All four walls are now painted I've also hung my spare speakers, Hung some linbin racking, And had a bloody good sweep up ready for floor paint.

So, floor paint I went for slate grey as it should be pretty close to the left-over dark grey I've used everywhere else It isn't Slate grey The lightest colour slate I've ever seen No option but to slop it on though. If needs be I'll paint the whole floor again. Two coats wouldn't be a bad thing Maybe it'll dry darker. We will see tomorrow I suppose
