No real paperwork, exhaust and speedo need attention.
I think price is only one consideration a potential buyer will make. Will they want to take on the speedo and exhaust jobs?
I'd sort the exhaust and speedo out and do a service and then sell. Yes, that might cost you a few quid in parts but you also be removing some problems from a potential buyers life.
