SPACE may be AVAILABLE in a large workshop outside Newport Pagnell near Milton Keynes about 20 miles from Northampton...
I'm testing the water on behalf of some friends...
My friends have a large workshop which is bigger than they currently need for their business & hobby uses, so are considering making some space at the back available privately at straight monthly rates, but with some limitations on use.
We sometimes use the workshop out of work hours for building banger racing cars, so it would not be suitable for any members of the anti-banger racer lobby, although we are also "retro friendly" and tend to have interesting road vehicles knocking about as well.
THE BAD BITS:
Access to the workshop would be limited to times when keyholders are on-site, they are not looking to hand keys over. There is typically somebody there in normal working hours during the week, occasional evenings (but not especialy late - there are houses very close) plus either saturday or sunday most weekends & sometimes both days...
Therefore, it would not suitable for people who want a place of their own to have their mates around, hang out or to work into the night - hence why it has not been offered to other banger racers, who would probably do all of those things and make a lot of mess as well!
The space they don't need is at the back, so it would not be suitable for people wanting to bring cars in and out on a regular basis as it will generally be obstructed by other vehicles. Obviously when a car needs moving in or out, access will be cleared - this will not be a problem as long as it is not expected too regularly.
They don't want to rent space to people who want to treat it like their garage at home, i.e. dumping tools and parts everywhere, spending all your spare time working flat out on a full resto, having a different mate round every weekend for an engine swap etc... if you are likley to want to do this, it wouldn't be right for you.
The workshop gets dusty from time to time, especially if we are doing any welding - roadgoing cars in a non-rat look stylee would be better off with a car cover over them for this reason.
If the weather's cold then so is the workshop - it is too big to heat economically.
THE GOOD BITS:
It's dry and watertight with a concrete floor & a very high ceiling.
240v electrics, flurescent tube lighting, mains water, toilet & sink.
If you were looking to SORN your weekend ride & store it indoors for the winter, or if you were looking for a place to put a longer term project that you wanted to do bits & bobs on from time to time, it could be ideal.
Sensible / occasional (i.e. non-pisstaking!) use of kit like their tyre fitting machine, air lines, porta power, garage jacks etc... would be OK.
They do recovery work, so non-roadworthy cars could be transported to the site for a sensible price.
Flexible on space - I will work with them exactly what is available in total & update, but it could be divided up into smaller lots.
Would only need a month rent in advance to be renewed monthly - as there will always be a key-holder on site, not looking to take deposits or payment months in advance.
If you were just looking to store something for the winter, a flat rate could be agreed to collect, store & re-deliver on a given date.
Obviously they are looking to make money out of this & could rent space commercially to another business for a fair wack - units in this area are very expensive. However, renting to another business user brings it's own issues, so if deals can be agreed for some private renting that suits them and RR members, everybody is a winner.
