Wanted place to rent/share in Derbyshire/Notts

Where abouts in Derbyshire do you need a workshop???
I'm in derby and will have a scout out if you want

Innes England has some units advertised on Cat & Fiddle lane in West Hallam - no idea of the cost tho!

1200sqft and similar rent price to the one above....

Reading the 2 brochures above,

979sq/ft price listed includes vat and service charge but not rates, with ratebale value of £4350 listed you'd be looking at around £660 a month

The larger 1200sq/ft doesn't include vat in the price and they are yet to confirm if it should
Also doesn't include rates or service charge, rateable value not listed but using the size it will be around £5000 service charge of 60p a day is £720
So at best (ie no vat due) its £785/month or £880 with vat
oh and don't forget vat goes to 20% in jan adding around £15 a month.

You will also have legal fees to pay for to sort the contract, which they don't list a minimum term (some want 12months min!)

I've just been researching all this for local to me and anytime you go through a letting agent the price goes up and makes everything more complex.
You're best to find a landlord direct as you will always get better terms.
I've found rates is a killer for renting an industrial unit and adds around £150 - £200 a month to the cost
Of course if you start up as a small business you can get free rates to the end of sept 2011 ;D

try farms, I've just took on a new 'barn conversion' for £600 a month and its huge - I reckon you'll get 10 cars in to work on, and its about 30 ft high! Rent is all inclusive of rates and VAT and just extra for electric. Hope that helps - plus you'd get 'small business relief' on an industrial unit as long as its your only premises and its rateable value doesn't exceed a certain amount. Works out at about 40p in the pound so if rateable value is £1000 then you'd pay £400 a year.....

Am I to assume that everyone else found something, then? There's a few people posted about derby/sheffield who I'd be more than up for clubbing in with but don't have any firm numbers ?

I`ve just taken on a barn in Chesterfield, but it`s a bit out in the sticks so may not suit. Too much space for me, so if anyone on this thread wants space for a car, let me know. There is power, water and lighting. It`s secure too.

I`m paying rent on the whole place, so would be happy with £10 per week for a car.
