Some of you know by now that Nicola and I are in the process of getting married, on the 6th August, and then off to RRG '10 on the 7th, to be with some great friends. Part of the plan for August and 2010 is to sell my house, put a tennant in hers, and then to buy a house with a garage that will fit 6 VW Golfs. In order to hopefully realise our target price which is £10k under what it has cost me to date, and the same as I paid 5 years ago, I decided to have one set of small rooms/spaces turned into a decent sized space, with insulation, new concrete floor, and boarding out all sides. Here are a few pics of the prep I did yesterday. Started by emptying the two spaces, one half is for bike stuff, and the other in the foreground for work stuff. After Door, frame and mounted tables all gone. Two cutting discs later, and cuts on both sides of the two walls , and also the one corner sees me looking like a Star Wars extra. 20 pound sledge hammer and some not so gentle persuasion later. View into the room now created. View out of the room, original 70's front door ahead, and front door to the right. Window for downstairs cloakroom. I had two loads to take to the tip, this was the smalled one of the two Next up: Boarding the walls, insulation ,and also a new ceiling, followed by leveling of the floor, as there is a 25mm difference between the two levels. Then decorating, and finaly new underfelt and carpet. Should help sell the house, and also create a "study/office" and allow the house to be sold as a 3 bed home. This is where I ended yesterday afternoon. More updates through the week and next week.

I was slightly disappointed when I opened this thread, as I had ideas in my head of some sort of outer space simulation. ;D The use of a sledge hammer cheered me up again though.

Looks like fun, I love knocking down walls!
Never tried plastering much myself, looks like you're cracking on with the boarding though.
I too was expecting a large hadron collider or similar though....

Today, plaster skim and also floor leveled to same all over, so 2 inch screed mixed and flatted. Now got 2 oil heaters on overnight to help it all dry. Then finish up, smooth out and paint, followed by new carpet and underfelt.

good work mate, ive got a load of household stuff i need to get done this year to ... its amazing how quickly it all progresses once you actually get stuck in isnt it!

wow, you wouldn't want to spend a couple of days on "holidays" at my place, would you ? ;D To me holidays are all about catching up on stuff not done in time. I have only been on about 2 or 3 holidays in my life where I was not able to do anything sensibly constructive, once in Jamaica and interestingly twice in Jersey, and I have to say, forced idleness is actually quite nice, but overall, I prefer to stay busy. This was with all the paint done, and underfeld fitted for the carpet. Carpet fitted. And lastly, cloth wardrobe back in the room with all the bike kit, helmets, boots and riding gear packed away. The shelf has been reduced by half, and I had to cut some shelves shorter for all my work stuff. Tomorrow I will paint the inside door frames, and window frame all gloss white, and then bring in the last few bits. I would say this is a nice transformation and creation of space, pity is is all done just to sell the house, but then the new house will be so worth it. OK, job now completed...... whatcha think ?

Just remember if renting a house out to declare to HMRC as tax may be due on rental income (even if it just covers mortgage) also make sure proper valuation as Capital Gain tax will be applicable if sold at a later date. Paul H (Retired Revenue Officer of H M Inspector of Taxes )

I honestly love it that people on here have such a broad range of knowlege and experience, and are preparred to share their knowlege. I am one of the guys who always stay well within the word of the law. This house is being sold to pay for the next one. Nicola's house will be rented out, and we have decided to even use an agent, to prevent or lessen the chance of getting stung by a maverick tennant. Always sensible in my book to do things the right way.

Last bit of painting done, cutting in frames etc. Will look for a small heater this week, as the room has not got central heating.
All I can say is that I should have done this a long time ago.
