Evening all! I've recently settled in Bournemouth and am looking for a garage/workshop space. I currently share a space in Southampton which has been great but the time and cost of going back to work there tends to mean I only bother if I can get a full day in and that can really stifle projects at times.
I have a garage at my new house which I can do a lot in but for bigger projects it's just not a suitable space given its proximity to the neighbours, I'm in Boscombe and would consider anything within about 10 miles as that'd cut down travel distance/time to a reasonable length. Any contacts or ideas for where to go in the area would be much appreciated. I had a drive around the Hurn area back in the autumn to make individual enquiries and will resume this at some point soon as it often seems the best way to get ahead still!
Anything double and upwards would be ideal, power is a must really;open to sharing and can provide a good reference by way of the chap I currently share with!

Look for an industrial property that no one wants as it needs repairs, assuming you can scrape a deposit together and finance it as rent is dead money but usually not much for sale
|

Its took us many years to be able to finance it and find one we could finally afford, but its well worth it. My best advice is to keep looking and once you find one say nothing to no one as developers will try to outbid you The Buildings at risk register is worth a look as many would make good workshops / storage subject to planning, many listed buildings are already workshops but its a massive paper chase to do work on them but that puts people off and makes them cheap

Presumably if it's industrial you'd need to register a business there to get the rates relief? I'm looking at buying a unit in Cambridge soon. I'm hoping to rent half out to cover costs but I do have a business I can register there to get the relief.

Its a bit of a mine field, as once a business, its public liability, who removes your rubbish etc, the council may well be out to try and catch you out, we know they have photographed ours to see what we are up to and we have been 100% honest and upfront with them re use etc. The thing to look at is the Permitted planning so ours had planning as a store / workshop, but some are quite restricted, I would never mention cars, I would sell it as something else but you happen to keep your vehicles in storage. The cheapest way I know of is to set up some sort of on line shop with a load of tat and hope it comes out ahead, if it doesnt you still have a unit and no rates to pay. You will still be paying around £600-1000 in Insurance for the building and public liability etc, first thing we had to do was fit fire extinguishers for the insurance, but its still the best plan I can think of. If you manage to rent half out and it covers costs thats fantastic, but make sure you have the correct insurance and any documentation as you would then be a land lord, oh and don't forget the tax man as you will need to do a tax return. The little bits mount up, Fire extinguishers, alarm to correct spec, locks, weed killer and mowing the outside spaces, we never thought of that, fixing the roof leaks! This all sounds a lot but its a few days work a year that will give you an asset and work space so well worth it A bloke near me bought a builders yard, split the building in to 4 or 6 small units and is raking it in as they are so hard to find, its all about being able to finance it, thats the difficult bit.

Thanks for the info, I'm a residential landlord so luckily I know about that side of things, tax, maintenance etc. Storage is the angle I'm going for, and it's a small estate out of the way so they don't tend to get issues with the council, touch wood. I'm buying privately and know the owners of the unit who are now retiring. It's big, about 2k sq ft inside and as you say units are highly sought after round here so letting half out should be OK at maybe £1k/month. It also has a large, enclosed area/car park that I could maybe add some extra storage containers for further rental. It's a bit of a project and needs a fair bit of work to tidy up and divide up but the roof was replaced not long ago so that should be OK. Oh, and it just happens to have a 2 post lift in it... For 'storing' two cars in one space, obviously. Apologies for hi-jacking this thread - good luck on your search Tanner.

Ah there's been a good bit of info built up in my absence, so thanks for that guys! I'll give KNG a ring today and I also have a couple of other leads to follow from a Facebook post on the local community group. The chap I share with has just decided he wants to move out as he's not there enough either which necessitates the move more than ever, time to get cracking with this in earnest!

Spoke to Keith at KNG who was very pleasant and understanding of my search but unfortunately wasn't able to help, dropped quite a few pins on Google maps in the local area and need to spend a morning/day cycling round to eye up/enquire about the various sites I've spotted should they look suitable when viewed in person... In the meantime I'm set to be out of my current place in Southampton by the end of the month, my Commer PB Wanderer will come home and hopefully a lot of my more bulky equipment will be stored in a unit down the road to keep my home garage relatively clutter free... I'd rather find a well situated new workshop than jump at the first thing I see and be beholden to it thereafter! The search continues!
