I have been given planning approval to extend my house with garage. My house is located inside the Brecon beacons national park so thought this was going to be a difficult application but thankfully it wasn't painful at all. Plans submitted and approved with no objections and it will hide the 1970s telephone exchange directly behind me so cant wait to start. Existing House and Garage:   Plans:   All parts of the new building will be using old materials so that hopefully the end result is something that looks like its always been there. So now i need a load of welsh slate and ebbw vale yellow bricks. At first there will be a just a large room above the garage accessed via the stairs. Checking what cars fit, my s class and Lincoln fit so that's good and the widest car i could think of was a testarossa for the front. Side doors will then give access if required for a small car to go in the courtyard between the house and the existing annex. In your last pic it looks like the Mk2 Fiesta is outside, I'd have objected to your plans and insisted you evicted the ferrari in place of it!

Did you do the usual, put planning in for something over the top expecting knocking back & then get it approved first time?
A friend of a friend did that and ended up with a ridiculously large house lol

Nice plans & thats avery good looking house! Did you do the usual, put planning in for something over the top expecting knocking back & then get it approved first time? A friend of a friend did that and ended up with a ridiculously large house lol I put in for planning first as i wanted it and got it approved. I did speak to a planning consultant first. The space above the garage will be one large room for now with the aim to convert this in the future to either 2 more bedrooms and large lounge or a holiday let but was advised not to be too ambitious with my initial application. |

Lovely house and nice plans.
Hope you don't get raped on the required materials.
When I still lived in the UK, my cottage was in a conservation area and had a sandstone roof. Despite having a working quarry around the corner (probably where the original stone came from), it was around half the cost to use stone imported from India, but after a couple of years it blended right in with the rest of the row.
I'm all for supporting local businesses, but when you need 25 tons of the stuff...

The annex is progressing well, All plastered in a farm house style finish as i didnt want the walls flat Sprinkler pipework is installed, Plumbing and electrics run through the walls Kitchen is in and painted with the floors tiled (which was fun doing the border) Some of the bathroom is tiled and hoping to finish that part in the next 2 weeks. Shower tray is in. The custom bed has been ordered and should be fitted next week:     |

Also pulled down the single brick wall to be replaced with a stone one, this allows me to run a new main cable underground to the house, run another cable down to the gates and fit 2 electric car connections in the wall incase electric cars take off in the future. That bed is a lovely thing. Really ingenious use of space too, and would make a really fun place for your friends with small kids to stay over for short visits.

Been busy digging for the past couple of weeks and getting the new chunky 3 phase mains cable in. Probably going to end up with 1 or two electric car charging points in the all at some point in the future so trying to plan ahead. Also planning to run cables for electric gates in the future. I want all the rear area of the garden and the section between the house and annex at the same level as the house floor / garage floor. So far we have removed just over 60 ton of brick / soil / concrete and tarmac and have probably that much more to remove again where the existing garage is and for footings. All new drainage is to be fitted and the power cables will be put in the ground from the new outside meter (located in the new stone wall). Western power managed to hit the water main so i lost water for the day but managed to persuade them to move my meter 1m away from my wall in exchange for tea so that was a bonus.    Next load for the grab lorry ready. Works out at less than half the price of skips  |
