My loading is low, I plan on a small office, small home gym/dance studio to express myself in. 406 was my thoughts too, could be a much smaller beam with central support but don't want to mess up my floor below. Must keep my eyes open for some used beams.

Yeh my only gripe with deep beams is losing head room. I did consider sourcing the steel myself and going smaller on the beam along the back wall with an extra leg in the middle but it was still much pricier than having it all 2nd hand off the mezzanine guy. You can get some good deals so worth hunting them out in ebay and getting some quotes.

yeah a middle leg against the gable is no issue. I have made an enquiry with a mezz floor specialist for a quote, hoping that he may provide a drawign with his quote that I can mercilessly rip off. I am in no rush for the upper floor so will just keep my eyes open for suitable steel, I have some 10" x 5" RSJ left over to make the gable end beam out of and maybe the legs but 10"x5" legs is probably a bit hefty. Better looking at it that for it is an old saying of mine though. Logistics is my main issue though being way up in the end of nowhere.

Another query, what is the spacing between your purlins? Assuming you mean the floor joists theres 10 over the 6m span. Or are you doing your roof too?

6 month update time.. (just a few months late ) So yeh, left off with fitting the flooring, this went pretty well all things considered. Never actually done anything like that before so some of the edges were a little ragged but nothing the skirting wouldn't hide.. I was a bit worried about doing the plastic welding on the joints but in the end all but one joint ended up so clean i couldn't really see the point! That skirting ended up having the wait a while tho! As predicted as soon as the winter lockdown ended and the pubs opened up i hardly set foot in the workshop for at least 3 months. The short periods of time i did manage to get in there i plodded along getting the skirting on. I had originally intended to do it all in the black rubber stuff. This worked out cheap and would give me the waterproof floor i was after. Well it turned out to be a bit of a nightmare to get to fit neatly. I did the lab first and made a bit of a hash of it. Black tiger seal came to the rescue for the most part and with a bit of experience under my belt the toilet went a lot better. For the other two rooms i decided against using it tho and reverted back to good old wood! So much easier when you can nail it in place and you don't come back 5 mins later to find its moved! With summer coming to a close and the backlog of road trips and what not finally cleared i started fitting out the rooms in late August. After a bit of deliberation i chose Selco cheapy gloss white units. They seemed to be a good blend of low price yet quite sturdy. The worktop too was a bargain at only 35quid a length. For the kitchen area i found a nice double sink, double drainer on ebay and utilized a bit of skip dipped worktop which was even better value! The lab was getting a butlers sink ive had laying around for ages so i knocked up a framework out of skip dipped 3x2 and got to grips with routing out the worktop to fit it. I had my doubts if this wold work very well but for the most part it seems to be fine!
Last major part to build was the fume hood. I had pilfered a nice glass door and its frame for building this already, just needed to knock up a box with a few bits of melamine to hold it all together. The door required a counterweight so after weighing it i rounded up some scrap lead and had a bit of a foundry session.. Its worth pointing out maybe that the fumes this is designed to handle are very corrosive and will rust even 316 stainless very quickly so everything in the hood has to be fairly inert. In addition to the counter weight i made up some rollers out of PVC air main and used titanium bar ends for the axles. Then came the plumbing.. I had decided on fitting a combi boiler so all that had to be mounted and connected and then all the ventilation and flues needed to go through the roof too. Finally i think we are almost finished on this bit. Today was spent moving a few things in and hanging the doors. After a few coats of paint i should be able to move on to the next part of the master plan which hopefully will be a little more car relevant for you guys..

Anymore updates? Loving this thread! Will try and get another one in before the end of the year. Not been a massive amount of progress but done a few bits and now trying to tidy up so I can crack on with sorting downstairs with is basically a dumping ground atm. As always too many projects too little time.
