I had a garage on a big plot. Did a planning application for two double garages on the same plot, got turned down so re-applied for one massive garage. Council said no but I went to appeal and the council lost. Original garage was 20X12ft on a 26X26ft plot with weeds and curse word all round it. New garage is 26X24ft with two doors and is absoultely massive. I'm going to use it soon - 1 Datsun and 1 Toyota race car (I hope if he sells it to me!). Electricity is connected, roller shutter doors have been ordered. Charlie

Going from what was there before to a house may have been difficult in the eyes of the planners but yes, there may be an easier change in future.
My plan at the moment is to build a wall down the middle where the RSJ is to make a smaller workshop with a pedestrian door and a bigger garage that I will use.

I thought my 20' x 30' was huge when it was built. Now with all my tools, spares, workbench, 3 cars etc it soon fills up! Still got a lock-up gaarge round the corner too!

Well it is nearly finished - just got some minor final jobs to do then I will put in the electrics and move in within the next week or so. Looking good with new roller doors and white paint (before the graffiti gets applied by the locals): More details on the Toyota if I get it. Datsun progress is slow but will be doing back suspension restoration next... Charlie

Nice- if you went for a pitched roof (and maybe a couple of dormers) at a later date then you could have a decent sized storage space up above as well as you look to have gone for 7 or 8" ceiling joists it should hold a fair bit of weight.
