Hi everyone,
I've seen a unit that could be a possibility to store and work on my cars. It's being advertised as commercial property, however it's an agricultural building (barn) on an old farm, in the middle of the countryside. The farm is now used as a vineyard. Would I have to pay business rates? I wouldn't be running any form of business.

I suppose it depends on how rated at present. I was interested in an industrial unit and council told me it's possible to apply to get it changed from commercial to domestic. The problem however was the landlord (in this case the council) might not allow such a change ! I'd say contact the estate agent etc who are advertising and first off ask them if there would be any objection to changing from commercial to domestic use for rating purposes.

if its part of a farm, i imagine the farm are already paying rates. unless they have had it removed from their rates, which i would doubt. this is providing farms don't have some sort of exemption from business rates that I'm unaware of. I rented a unit on a farm once, and didnt have to pay rates. it was just an agreement between myself and the farmer. try bypassing the estate agent and just have a chat with the farmer

Small businesses (which you will be classed as) are rated at zero rate until April 2014, and depending on the government it will either stay zero or at a 50% rate. phone you local councils business rates dept. you will need to fill out a business rates form which they will help you with.
The only way to change from business to domestic is if it is only used for storage, if you work on any cars including your own it can not be domestic.
