Bit like saying council tax stops you buying a house. If you rent a unit with a rateable value of £6000 or less, its free at the moment or you should be getting a discount of 50%. Have you looked at how much business rates are? Bit of a shaft if you're not a business and just a hobbiest. You won't find a unit with a value of £6000 or less down these ways. Single up and over garages en block are over £10g.

I will almost certainly get flamed for this but Register as a charity or not for profit organisation and you will become eligible for 80 to 100 per cent rate relief plus possible discount electric and even vat relief. May even qualify for discounted rent Ttfn Glenn Glenn - that might work north of the border but here it's at the discretion of the local authority. Our model railway club had 100% rate relief from Business Rates but had to reapply every 3 years. Last year I sent in the application and the balance sheets and our application was refused as there was no eveidence of financial need (we had a bit of cash in the bank) and the council said we didn't benefit the wider community - which means that we didn't fit their criteria. The Community Centre next door does benefit the local community and so their discretionary relief continued but ours was stopped. However the Small Business Rate Relief mentioned earlier meant that we got it covered but that was from Central Government and not the local authority

A friend of mine used to work in a rates office, he said if you register your business off shore you don't pay rates??? not sure how this would work or the legality of it, but he said loads of business's do it these days. I get 100% rate relief but my rent was doubled when new owners bought the site so the rates were re calculated, now I will probably get 50% but I'm moving into a new unit and it's ratebale value is £5500 so i will be back on 100% hopefully.

There are two types of relief , mandatory and discretionary, and there are various classes of organization and depending on which class you are in decides which relief you are eligible for. Charity - mandatory Sports club - usually mandatory but depending on sport type Friendly societies - mandatory Clubs and associations - discretionary These reliefs are national but are operated by local councils More info is available on the HMRC website, also some local councils post information If anyone's planning to flame me for suggesting a man cave could become a charity there was one which helped joyriders and car thieves prepare and race bangers Ttfn Glenn
