hello all. I have a large front garden, that I have hardcore'd and I want to build a detached double (or large enough to keep a vw camping in and have room to work on it) my neighbours has one the same, so planning permission should not be a problem. so rough size 7m long 5m wide. Does this sound right to those who have a garage. Pros and cons. I want it brick as I want it to last and add value to the house, I know block and render would be cheaper but it would look out of place. Also if I have it built in brick, I could have in small internal garage bricked up making another room. (all on a very tight borrowed budget) I can dig and lay the foundations myself to save move. I would also fit the door and roof so I suppose it would just be "materials" and the price of a good brick layer. So would 4/5k cover it or am I dreaming. I just want some ideas advice. I could build a really nice wooden carport for about £1500, but wood still need somewhere to keep my tools and I'm a little worried it won't dry enough to work on my bus HELP. the whole dilemma would be a lot easier if I could make a decision. And not change my mind every 10 minutes.

A mate of mine pick up two concrete garage's and made one big garage out the two he paid 400 all in

If you can get it done for 4-5K I'm moving down by you! A freind of mine had a double built in block and render with a flat roof, it cost £9500. He dug the foundations and did the wiring.
Also, that was a cash deal, Ive heard of garages costing 15-20K!!!
I suppose it all depends on who you know and how much you can do yourself.

It depends on if you're building it yourself or not.... My 12m x 5m garage has cost me around £10k and I've got another grand or so to spend before it's finished. A mate at work had a single garage built professionally and it cost around £7k. My build thread is in my sig

Dubscum, i'm in the same boat as you, but i'm in Scotland where we have slightly different planning regs. I'm also debating what size to go for, and ideally need space for 2 cars, amneuvre room around them and bench space at the rear.
I am realistically going to plump for prefab concrete though simply due to cost. Digging the foundations and laying your own hardcore WILL reduce costs. Laying concrete for the base/floor is best left to the pros though. Its not that much dearer to plump for a cement truck to come, and the results will be far greater in the long run.

base cost 800£
hanson garages had a seconds garage offer at £2500 prefab
yearly rent to local council is 144£ for land

I had a 18ft6x16ft precast concrete garage built for £2800, it took 3 weeks between ordering and being delivered, and was complete within a day, save a few bits I'd wanted to do myself. These are the chaps that built it: bostonsectional.co.uk/ It came with a 10year guarantee and the fit and finish was great. From this: To this: The left hand side was left open at my request so I could put in the upvc door and window, it will have it's own meter box on the block wall soon.

Had a budget quote off a local reputable builder, and he advised 12-14k fully built, all work done, me not lifting a finger for what you're after (depending on exact spec etc). Obviously the more you take on and the more you break the trades down the more you could save. Some of my insurance quotes were showing £100 saving for being in a garage so take a while to pay back £12k on two cars but would add a good bit of value to the house.

I work as a QS 10 to 12 k sounds about right. A lot of this depends on spec and how long you take to do it. The base is easy enough to do,hole in the ground bit of hardcore bit of shuttering,slap in some mesh,tamp the concrete to get the required finish and bobs your uncle. See if you can find a brickie who will do the bricks at the weekend with you labouring,i have a mixer in sunny daventry if you want to borrow. Try fleabay gumtree freecycle and preloved for the materials,sometimes builders merchants do special offers and if they are anything like mine have lots of broken packs of bricks etc which they try to sell off cheap. In the past i have roped in mates to do the donkey work amazing how far a case of beer and a BBQ go. With the electrics there is no reason you cant pull the and clip the cables and just get a sparky to connect it and give it its cert.

I got one of those sectional concrete jobs, approx 20 feet by 20 feet, built about 15 /16 years ago (blimey, didn't realise it as so long ago) and it cost around £5000. I could have got a wooden one the same size for half the price. A concrete block one would have been double.
Prices will have gone up, but that might be a good rule of thumb.

Been quoted £18k roughly for two double garages side by side made of concrete block, steel roof, roll shutters on the front, old derelict garages taken down and removed. With full electrics inside. That's London price though. They are big - 4m by 8m each - and there are two of them.
