Right, theres a lock up came up for grabs not a million miles away from my house. As I have way too much tat on my drive, with too many ideas for it all, and weather always seems to stop play on evenings and weekends... I thought i'd snap it up. Not huge, full height roller shutter on front, can get about 5 cars in at a squish, has eleccy on a £ meter and water, and an office up above on a mezzanine floor. Me and a friend are going halfers, he's been to painting college, so can paint in theory, but never had anywhere to tinker... I just wanna play in the warm & dry with one or two of my fleet, without making my street look like a gypsy campsite. Anyone else got a little unit thats not actually used for business purposes as such? Have you's bothered with insurance, and if so, with whom? Once we're in and sorted, we'll see how much space there is (i actually own 6 vehicles, he's got two) and if anybodys local and needs somewhere to tinker, we may offer our dry floor to some fellow Retro Riders to fettle their undercarriages on a sunday afternoon in the meantime - have some pics of motors keeping dry:

i've been looking for a while, but they're all 6 month contract on the lease, plus council tax, plus all the business rates.
This ones just pay rent on the first of the month, if ya don't, ya out. One month notice if you wanna leave. No council tax or any other rates. Waters there, electric on a coin meter... cant really complain. plenty security cameras and security guard hut for another premesis about 50yds round the corner, with big scary dogs running about...

ask the landlord about his insurance requirements ,many have there own buildings but no contents ,some will specify exactly what you should have, also before you plan sunday tinkering make sure its allowed, some units and ind estates have noise abatement issues etc ,i have had a couple in the past ,do your sums carefully because rates ,insurance ,rent,consumables can add up, good luck

whereabouts did you get a unit Wez? does it cost a lot each month? i was thinking of doing something similar. I'm only a few miles away too. desperate to get the almera wings on but i cant in this bloody snow and rain!

Your cars are all insured on their own car insurance policies, and the building is insured by the landlord, so no need for contents insurance unless there's something else in there that you need to cover?

thanks folks. I asked the landlord about working weekends, he's a really down to earth guy, said we can basically do anything we want as long as we don't leave scrap cars sitting about outside making the area look like a sh*thole, or use the industrial estate for 'fast and furious skids' as he put it lol I'll ask if the owner has any insurance, all of our cars are insured, so I suppose that may be a way out... I doubt i'll have anything at all of value left in there, i'll obviously have tools but they can come home with me everynight, i've got a mig but cant weld for curse word, so doubt that'll be in service just yet. LeeandJude, it's just in chester-le-street. It's £350 a month all in, except electric. Me and my mate are going back down this Saturday to check over a few things, and if its all good we'll do the deal. Once we're in and sorted, i'll ask him if its ok for you to pop in and put the wings on, just put 50p in the leccy meter He might even be painting by then, so could prob lash some colour on them if they need it. I'll keep you informed

nah.. there was actually a waiting list for this one, but its a friend of a friend of a friend, so put a good word in, promised to be on our best behaviour and crossed our hearts and said we'd pay on time lmao. If i hear of anything i'll let you know though

Well, we're in, busy having a sort out (knocking office down as its taking up space we want), then shifting the essential tools down for now. Blagged a propane fan space heater off my dad and a bottle of gas, sot its toasty warm at least Happy days, let the chop chops commence
