Re read the planning rules...2.5meters is to the eaves and the pitch roof can be up to 4m I think! Building a detached garage of less than 30 square metres floor area would not normally need building regulations approval if: the floor area of the detached garage is less than 15 square metres. the floor area of the garage is between 15 square metres and 30 square metres, provided the garage is at least one metre from any boundary, or it is constructed from substantially non-combustible materials. Having the building regs is worth the money, you know its being built properly then .

This must be in another thread somewhere else too. When I did mine timber was half the price of a sectional concrete job, which was half the price of brick/block. I went with sectional concrete. it cost me about £5000 for a 20 feet square, 15 years ago with them doing the drawings (they have them to hand of course), planning permission, foundation and erection. It's steel-framed, so nothing to stop you being clever about some shelving. Interesting, I went to a concrete sectional showroom and they were just sealed concrete panels. The shelving and electrics/switches attachments were done by some brackets coming off the bolts that hold the panels together. None looked very clever for what was supposed to be a demo show piece! Read them until I'm blue in the face and confirmed what I think with the council. 2.5m max to fall within "permitted development" (ie no planning permission) as I'm within 2m of the boundary 6x6m is 36sqm so it requires building regs. Having the building regs is worth the money, you know its being built properly then . Yeah kind of why I'm not too worried about having building regs, they want £250 and will come check foundation depths etc to make sure it's right. Worth having to know my builder isn't cutting any corners! I have 3 quotes waiting to come back to me from builders so fingers crossed one is reasonable.
