	Hi folks, A quick question for any builder / DIY folks reading this Our back yard already has a roof to give us some storage out of the rain. I'm now looking at putting a picture window and double glazed door into the "--open--" section to convert the back yard into a dry, secure storage room. Does anyone know ... will I need planning permission / building regs / what is needed Other info : Area is small (approx height=6", wide 10", length 12-20") We are in rural County Durham (North East UK) if that makes any difference... Neighbours can be unpredictable so I'm trying to make sure I do things by the book in case they start complaining once it's up ................. X ................. X ................. 	First off roof need some reinforcing. The sheets should be supported every, say, 3' so cross braces are needed - not just longtitudinal as at present. It might be optical but it also looks as if the leading edge is bending so I'm wondering if that is the case then it might be worth considering rebuilding the lot from scratch. At present I think it might be considered a carport. Rules say it should be open at at least one end. If that is closed off then it becomes a building. Sheds get around the rules because they are technically portable. With this being a conversion from carport to a "building" it might be worth a visit (don't bother with phone call as you will get a lowly person who doesn't necessary know all the rules) to the local planning office. 	If you attach to the neighbours wall at the other side then you must get a party wall agreement drawn up, its for your own sake as well as theirs. If its going to be permanent then you will need to comply with the appropriate building regs and get building control (either private or the council's) involved, which will cost. You may not need planning permission as you may get away with it as permitted development . That roof definately needs strengthening though. Don't forget about drainage to, you want the water going somewhere not just swilling around on the yard - just putting it into the main foul water drain is pretty much a no no...

	Thanks for the quick replies I should have mentioned - the plan is to strip and modify the roof that's already there to fit the new wall once we know the exact sizes. The photo isn't best as it looks like the roof is very poorly supported - it's actually a grid of beams - some you can see - and cross-pieces just of out the photo (it's not fantastic, but it's a whole lot better than it looks in the photo). The roof is handy as it means we will be modifying an existing roofed yard not starting from scratch with an open courtyard. Good point about joining the new wall onto next doors extension - I thought I just needed his permission, didn't think about a formal agreement Drainage will be fine - a gutter where the snow is hanging in the pic will join onto the existing gutter at the back of our outhouse Temporary or permanent? I though breeze-block counted as temporary, so I thought I would be ok as long as I used that instead of brick (older rules - from my last place in Yorkshire - things might be different here & now) I have plenty of experience at rebuilding & modifying stuff but not done this kind of thing before. My main concern is getting the paperwork right but advice for actual building work is welcome. Thanks again ;D
