Anyone who already runs a shared community garage might be able to help here. I remember reading all about Bruce and Area52 in Bristol. This is what I am trying to replicate. Can anyone help me with an idea of contracts i need to get in place for my community garage?
I want to be covered and secure.

What sort of thing are you thinking you need contracts for? I'm part of a shared workshop / garage, and we don't have any contracts for anything. Pretty sure Mystery Machine didn't at A:52 either.

I just want to be covered. How can i be sure that people wont share keys with someone else or not respect others cars in the unit?
I am not a big fella physically (haha), so probably wouldn't be able to 'police' this myself.

There's absolutely no way I'd ever get involved with anybody I didn't trust implicitly not to do anything like that. Pick the wrong people and there's not a contract you can draw up that will stop it from happening.

Yeh I think you misunderstand the arrangement with those kind of setups. Its mates sharing a unit essentially. It's all based on trust..
Which why I would never do it ð

There are some that I would trust in that situation but they are few. Share a workshop/lockup with strangers? Not a snowball in hell's chance.

A52 was not so much a community garage, rather a lockup where Bruce stored his hoard of stuff, and a community grew around the weekenders he hosted there, I don't believe anyone but Bruce had the keys at the time (other than the other guys renting other areas of the space, a BMW enthusiast and a stonemason, and the Daweoo guy)
A52 as a community still exists, even though Bruce has moved on and the space has been taken on by another member as it happens, with the aim to run a more professional rent a space to work/store your car business deal though Life and pandemic has put a dampener on that a little!
