So we bought a house a few years back, we loved the house enough for me to compromise on a single garage. Obviously that wasn't going to cut it so I'd already eyed up the section of grass to the left as big enough to one day put a double garage on!! Now then , fast forward to last year and the time had come. After a bit of digging through the legalities and due to the fact the garage was infront of the house it was clear that I needed planning permission. So in March I banged in planning for a detached double garage. The consultation period passed and the week the decision was due I got an e-mail from the planning officer saying that the garage was to close to the house and that I should either make the garage a single, amend the position or withdraw my application! You can imagine my horror and I got that sinking feeling in the pit of my stomach! So I racked my brain that afternoon looking for a solution....... Another single garage was pointless and moving it away wasn't cost effective due to the big retaining wall holding the garden up! I had the idea to extend the front room out to the garage to 'link' the house to the garage tying it together. After a conversation with the planners they seemed happy and I amended my plans and sat out the consolation period for a second time! At the end of May I finally got my permission!

After the permission was granted first job was to remove the staircase to the upper front garden. (these will be relocated at a later date, it was non-structural.) Also as the garage was now attached I had to get building regs approval...... so the application for that was applied for. removing the stone was a pain as it was impossible to do as the limestone was quite large. With some help from my lad and the missus we handballed the stone out and removed the 'crib frame' as we went. After receiving the design and calculation of the edge thickened raft foundation from a local structural engineer, the marking out began.

The idea was to get someone in to do the groundworks, trouble was no-body seemed interested in taking the job on! I've never done this before so I thought I'd best learn! So I started digging. I was fitting this in at evenings and the odd Sunday - so I just chipped away at it with the pick and shovel. Sure a digger would have been quicker but I simply did have the 'office hours' to sort out collection etc. It was soon dug out after a lot of hard work. 24 tons in total!! And after nibbling away 200mm from the driveway edge it was complete for the first BCO inspection!! Ground formation was fine so I could move on to the next stage!

Next job was to shutter the excavation. Followed by damp proof membrane. BCO was called out again and he was satisfied. He suggested concrete blinding the membrane so not to damage it whist installing the structural steel. So that was duly completed!

After eventually tracking down a supplier I had my steel delivered at the beginning of November. I had to learn how to fit the steel. Part of the first mesh mat was bent but I had to hand bend the akward sections (the bits that sit in the deeper sections) and tie wire them together! BCO was impressed with the quality of the work, knowing he knew it was my first time tackling this type of work! (Thank got for google at times!! ) So, exciting times! Concrete was ordered and I was lucky enough to get a dry day when it arrived!! Phew. At last, I no longer had a 'hole in the ground'

Next was to remove the bay window (to attach the link part of the structure) and build upto DPC level. The main window was moved back and a temp wall built underneath. Then down came the roof and a temp prop added to hold the existing roof in place..... and the brickwork removed and 'toothed' ready for the re-build! More soon.

Looks a very good use of the space. Never seen such a large timber and stone bank/ wall structure, be a bit worried in 20 years time when the timber has rotted away.

They really manage to squeeze houses onto the most uneven pieces of land, quite impressive really. The upside is that you get some privacy from your neighbour because you're effectively under their foundation height.
The garage looks like it's going to be incredible when finished. Are you keeping the single as well?

The upside is that you get some privacy from your neighbour because you're effectively under their foundation height. The garage looks like it's going to be incredible when finished. Are you keeping the single as well? Site is on a hill and the walls "step' the land. Height difference at the rear is less as the garden is at first floor level. The rear ground floor rooms are technically basement rooms. I hope so and yes I'm keeping the single, it will be home for my MK2 Fiesta when its finished.

So first two courses of brickwork were started. Upto DPC level and to allow extra DPM and insulation for the link part of the build. First two courses of brick complete - DPM and insulation in place ready for the BCO to check.

BCO was happy so concrete floor for the link was added. Shortly followed by the beginning of the blockwork/brickwork! As the house is quite new, I was lucky enough to be able to source the same brick as well!

Brick and blockwork was built upto lintel heights and the lintels added. Brickwork was added onto of the lintels and this is the point I'm at now. Roof trusses are on order and should be with me next week! Should look better once they're fitted!

Looks like some good work. Strange how planning permission can be at times. Not allowed agarage unless you make it smaller or bigger and attach to the house. Ah well it makes getting into the garage a bit easier for you. Good luck with the rest.

Little bit more progress....... Final course of concrete brick and wall plates where added to the building. Roof trusses arrived yesterday so I set to it chucking them up. Hopefully I'll be able to crack on over the weekend.

Absolute respect to you for cracking on and having a go. The brickwork looks good to me (as a complete non-brickie!) - have you done brick/blockwork before? Thanks. It can be a little daunting when you've got building control checking everything, especially when it's something you've never tacked before. What I had to remember is they're there to help and make sure the building is safe - the last thing they want you to do is fail. I'm a qualified brickie but not done any for nearly 25 years so was a little rusty tbh! Looks great! good to hear you found a good solution from the planners point of view! Thanks, it was a relatively simple solution in the end!

So the roof trusses are on and trimmed, link roof rafters fitted and I've just started to fit the soffits and facia boards. Quick lick of paint and an ok from the BCO and I should be good to chuck the tiles on!
