Coventry/Coalville/Leamington

All i'm gonna say is good luck! I've been looking around Leamington Area for the best part of 5 years for a new unit, no success.

Slightly aside, I may possibly be on the cusp of putting my house up for sale. Would a 3 bedroom end of terrace in a nice area of rugby (on the coventry/leam side) with a 36sqm (400sqft) warwick buildings workshop be of interest to anyone? It has enough hardstanding in front of it to work on another car, as well as enclosed gravel drive space for at least one more car and two allocated parking spaces out front as well.

It is specially spec'd to give extra eaves height with an offset roof truss so that a car can be lifted to full height if need be (~1.8m off the ground) - currently set up for an in-ground scissor lift. Power is provided by a huge armoured cable from the full output from the house box, and is wired with its own breaker box with two dedicated 32A (blue socket) power points for running lathe, mill or big single phase mig welder etc. A 32A socket ring, dedicated feed to power a hydraulic lift and separate light circuit, all professionally installed and signed off. It is also (proper!) epoxy floored and rockwool insulated and with fire rated plasterboard on the 4 walls.

Ideal first house for a car nut or someone who wants to downsize but have a big workshop. I wouldn't be thinking of selling myself if it weren't for finding a potential equivalent space with a slightly larger house in a different area!
