Those of you that are new to my ramblings on here won't be able to see any of the photo content for a while as Tinypic (owned by photophucket surprise surprise) will be denying access to third party sites like retrorides from august 29th 2019. This means new photohost and a massive post editing session. Looks like i'll have to open a second flickr account. So, I had a smallish unit on this estate for a couple of years. Use it for reconstructing and restoring my toys and for doing little bits on mates cars. Not very old all I had to do was seal and paint the floor which we did in 2 part epoxy thanks to another member of the grand forum. This was the first unit back when I first moved in, didn't take long to fill it. Just wide enough to get the Dutton Phaeton in sideways it really wasn't big enough for serious storage. I think you'd get four mini's in at a push. When the second unit came available I moved, this was a fair bit bigger and I managed to get it all racked out, workbench, compressor etc all fitted along with the cars I had at the time. Needless to say it wasn't long before that got kind of full too. In August (ish) 2018 the landlord contacted me and asked if I would be prepared to move into an alternate unit, it's only a one month lease so I didn't have a whole lot of choice, being move or move out basically. All phrased very nicely but as I wasn't quite prepared for the whole move out process I agreed to swap units with one of the business users on site to enable them to expand. My unit use is purely hobby related so I rarely use it other than weekends and nights and as another small business owner I put myself in his shoes and agreed to the move on certain conditions. A few months down the line this is now actually happening. The point of this thread is to document the move, the new unit and what happens in it once we move I guess. Of course, you couldn't pick a worse time for moving untreated steel, dry stored fibreglass and cardboard boxes full of bits and bobs...

So, tomorrow is the big day... well sort of. As I'm swapping units with a stonemason there will be some cleaning to do, fortunately not by me. So tomorrow I move the ten pallets of tat and all my racking and shelving into a holding unit next door to my future unit... my head hurts. The lads i'm swapping with have a dropside transit and a forklift which will (hopefully) make life easier. Good job really as I'm amazed how many pallets i've actually filled. 3 and a half of those are wheels and tyres If all goes well they should have completed the move within the week and I finally get to work out how the hell I'm getting the actual cars in as there is still no vehicle access, ho hum.

I guess i'm gaining a secure gated yard but losing height. As I store lots of panels above head height currently I guess it'll take a bit of planning to get them all in. We'll see what happens. Someone has to wash all the granite dust out of the corners first I have some LED floodlights to put up to replace the tubes once the painting is done, tyre racking which needs to be adapted to support bodyshells and loads of bolt together shelves to put back together. Speaking of which I have some old bolt type shelving in the shop that i'm never going to use, could do with a sand blast and repaint, free to a good home if willing to collect from Skelmersdale.

I ache.. places I didn't even know I had muscles now scream at me in anger. I think we moved about 65/70% of the stuff today, all poked into a temporary holding unit while the rest of the job gets sorted. Tomorrow should see my old unit vacant and ready for the new occupants. Just hope they can move as quickly. Had a big help from the new occupants who helped with a flatbed and a forklift, would have taken me weeks to shift that lot using the transit alone.
I'll not take any pictures of the new place until all the monuments have been moved.
The new space is currently divided in two with a stud wall. I think I may have to make an access into the 'clean room' and make some barn or bifold doors to close that off so it can double up as paint room when needed.

Two weeks have now passed since the 'big move' started. All my stuff was moved into the temporary storage unit with no issues. I say that as I honestly haven't been to check. I have however been round to check on the new unit and at the moment it's still fairly full of other peoples gear. I've heard very little from the landlord and am beginning to suffer from WTF syndrome as nothing appears to be moving. Went for a visit today and round in their new unit things are looking good. Not ready to complete the move yet though. Turns out they are just waiting on utilities being finished, big job broken out there. They have had to lay water, comms and 3 phase into the units (I had one 13A double socket !) Turn one unit into a 'showroom' and office. All being well I should be able to acquire the keys in a week or two

Progress. Sun 17th - finally got keys. Met with previous tenant and we talked about cleaning the place up etc looked at a few glaringly obvious stumbling blocks but had a load of parts to rescue from Birmingham and a deadline to meet so shot off down to the Midlands. Left them some nice new combination padlocks to fit when they locked up. Monday 18th - Had to go open the shop so left them to it. Arranged appointment with the letting agent / landlord on Tuesday morning to go through the place and nit pick all the little things that just need sorting before I'd consider it useful. Tuesday 19th - Did the grand tour of the building and yard and picked lots of holes, pointed out all the things I was prepared to fix for them and those I expected them to fix. I'll do notes on each photo so it doesn't get mixed up. This is the 'office'. Timber framed, plasterboard faced with entrance hall (on the left), Toilet (door in centre of 1st pic) and kitchen area on the right. I think i'd get one car in with room to work round it if it was on skates. They climbed up on the rafters to sweep the dust off. As you can see from the hole in the roof this didnt go quite according to plan This is the kitchen wall and second internal wall. This divides the 'office' from the 'workshop' next door. Those lights on the wall have to go... Standing in the opposite corner, thats the 'workshop' wall.. Thats for the chop too, well enough to get a small car through anyway. That means a steel frame / lintel will need to be added to the wall as there's nowt else to support the roof Moving on... the 'workshop'... This is the outside of the office wall on the left and the back wall on the right. Thats a pedestrian door in no way big enough to get any sort of vehicle other than a motorbike in Standing in the very corner in the photo above looking the other way is this next one. At last a door big enough to get a car through, finally the unit may actually be useful... Sadly not as the concertina door is concreted in at the bottom, the lower runner is full of mud and the rollers are all very corroded, about as much use as a chocolate teapot. On the floor in front of the door is a four inch high ramp also made of concrete. Don't think the car will go over that so that too will have to go. Pass me the sledge hammer. Next chapter... the Yard.

The Yard. Behind the unit is a gated yard. Pretty useful for storing future projects, parking the trailer and those cars that are either watertight or waterproofed. Only access from inside is through a pedestrian door. This is the gated entrance, the zig zag of posts and walls are going to be an interesting challenge in the dark, when it's raining, reversing a car trailer thats 2 inches narrower than the gate. Looking up the yard towards that pedestrian door, bit wet and very dirty at the moment but it'll spruce up with a broom and a jet wash. The 'lean to' has now been removed. The big drain in the left foreground however cannot be moved or blocked more wasted space. Speaking of wasted space, next to the gate is the little bay used for charging the previous occupants fork lift. It's just big enough to park a car in, or will be when the angled bit is removed. Problem getting out if it has doors and getting past with anything bigger than a wheel barrow. Doors rotten, electrics are smashed (and isolated) too small to park in, too awkward to knock down. So to sum up. I moved from a clean and dry six car unit inside a gated compound with locks to a (currently) wet and draughty no car unit on the main access road into the estate. Even with the walls knocked out it'll only fit four. On the bright side, it gives me a bit of room to haggle on the rent, yet another building project rather than a car building project Feeling a bit shafted about the whole deal right at the moment. Just have to see how it develops.

Wednesday 20th - I was a bit late getting round to the unit tonight, drove through the gates to find this parked so close to my door I can't open it properly. So much for cracking on with the decorating tonight. Not helping my mood one bit...

Thursday 21st - And so the cleaning starts, builders cleaning isn't what it used to be and despite going over the floor twice with a stiff broom and once with a soft broom it's still making dust. Base coat of white rollered onto a couple of walls that are staying, definitely going to need a second coat to get rid of the tabacco stain coloured paint there now.
Made friends (if thats possible) with the local mouser, battered looking black moggie but he seems to like having a warm van to hide under. He's a lot tamer than the feral that lives on the other side of the estate, probably too tame. I will end up fitting a one way cat flap incase he gets trapped inside. Always helps to have a second opinion on decisions around the unit, even if they are feline.
Put the centre feed paper towel dispenser up, worked out I need some old kitchen carcases to sit the worktop on, That'll do until I get a meatier workbench

I can't make it worse no matter what I do. I need to alter two of the 'office' walls to make the space more vehicle receptive. The little entrance hall needs to become much smaller and the wall between the office and workshop needs to be changed into doors. Spent a while last night trawling farcebook marketplace for a cheap dishwasher to put in the kitchen area as a parts washer. Not lugging stuff all the way home to use the domestic one, too scared of SWMBO to attempt that.

Cracking on this weekend hopefully. Got a plan, lets see how much of this gets done Put up NO PARKING signs. Remove large concrete block inside door. Remove concrete holding door shut from outside. Get shutter door open. I have hammer, WD40, SDS chisels, bigger hammer, angle grinder and fire... should be easy Move cars currently parked outdoors to new yard.

Put up NO PARKING signs. Too dark and too easy to mess up. Remove large concrete block inside door. - Done, a little applied science and the big hammer. I nearly stopped when I found the cable underneath but it's not live. Sorry the photo is fuzzy, evidently there was dust in the air I swept and chiseled as much as I could out of the runners. Seems someone filled them with sand so it all came out quite easily. Door had also been sealed with mastic. This clear mastic had taken on the appearance of concrete with all the dust, most just pulled off with a little poke. There are some bits where the concrete has seeped under the edge but I reckon they'll shift with a bit of help from Mr DeWalt. Plan is to remove all the dodgy concrete down to the brick, take it all the way back to the metal runner. I've got an ash can attachment for the sand blasting cabinet which I can use with the hoover to suck all the remaining dust out of the runners, bit of a poke with a wire brush and that should be good once the outside is done. The remaining jobs will keep until daylight. Just got to hump those lumps of concrete round to the skip now. Forgot to mention, someone has repaired the ceiling in the 'office'. New boards up and skimmed be dry in a couple of days, time to open all the doors and get the airline out as everything is covered in plaster dust.... Again...

Well The concrete has all gone from the door mechanism, inside and out. The bottom of each vertical 'hinge' has some sort of roller in it. Despite being well greased at some point in the past they are pretty corroded and I don't hold out much hope for them working correctly ever again. They may slide but it'll be a fight. I cleared all the debris from the channel, mostly sand of all things, think the ash can has about 2kg of dust, sand and little bits of concrete in it at the moment. The door itself is also screwed shut, yet to explore that issue as I don't want to compromise security I've left it screwed shut for now. Got three of the fleet moved and had to go recover the one being borrowed by my minion as the centre appears to have fallen out of the clutch. Currently four cars in the yard. One still on the trailer as getting the turn on the trailer to get it in straight would mean knocking down part of the building next door. Having the Dutton Sierra with it's front mounted towball will help but the access is a PITA. Yard is as rough as a badgers ar$e so it's impossible to manoeuvre by hand when loaded. Maybe a motor mover from a caravan so I can 'drive' the trailer would be the answer. That big drain is also a pain. The metal sheet isn't thick enough to support the transit although a kit car would be ok. Having a raised brick surround means the trailer cant be pushed over it. Still haven't done the no parking signs and still haven't opened the big door but sorted other stuff so relatively pleased with todays progress.

Finally got a couple of the signs up tonight, One on the gates and one next to the front door. BST is a blessing I've moved all my stuff out of the 'office' as the plasterers are due back tomorrow to finish the ceiling and I don't want it all covered in plaster dust again. The wall I painted is covered in big blobs of plaster as is the floor, shelving etc... stuff gets everywhere. Granted an airline will fix most of it but the last thing I need is for a part to fail due to plaster ingress. While they have been doing the ceiling they have turned half the electricity off so I have no lights or sockets in the office. The old and knackered fluorescent fittings are dangling by the wires and have been like that for a week now. Not going to be the one that powers those back up. All the wall lights are going to be replaced with LED floods pointed upward and inward to bounce as much light around as possible. With the room fully 'white out' and the floor painted light grey, the current tubes replaced with LEDs should be good to go. Before I left yesterday I poured a small amount of engine oil into the runners on the door. Just one section to minimise any issues, reckon if it spreads all the way along the runners I may be in with a chance of moving the door. It can't escape as the ends are capped. On checking the oil tonight it had spread exactly two sections to the left and not at all to the right, obviously the grease / dust mixture left behind is making a good seal, not sure yet if that's good or bad yet. I'll have to be careful as I finally open the door to prevent spillage.

Its a good job I have a day job that keeps me busy and stops me thinking about the negative sides of this move. 5 months down time with nil progress on either the white Legerra or Project X. Replaced dry and warm with draughty and dirty. Got a queue of vehicles awaiting attention as well as my two projects... Checked last night, lights still dangling, no finish on the ceiling, no power (thankfully) to the 'office' and to top it all I may be asked to leave the wall up so no vehicle access into said 'office' so no final build area or clean room. Due for a tenant / landlord site meeting soon, just hope I can vent my frustrations in a calm and polite manner. Until that i'm not going inside unless I need tools or parts.

None so close to home I can walk it in four minutes. I've looked at alternatives but i'd spend in fuel what i'd save in rental.
I've thought of sacking it off and getting one near work (about 14 miles away) but I would be using it as a storage shed and end up throwing the towel in on all the kits. I've seen worse 'units' in the last few years, none so close to home. Given free reign I'd spend a few quid and have a nice workspace, it won't take much to make it serviceable but dealing with letting agents and landlords who then have to employ people to do stuff just takes so long.
