Still have a workshop , and a room to rent maybe for the right petrol head , if i get a lodger , i'll put a two post lift in and allow use of the workshop and also install some posh heating.... petrol head and a decent handyman would be ideal , i am wibblepoo at decorating!

I've only seen this after your recent update, but if you're still having the same problems with roof leaks I can recommend a solution. I had a very leaky asbestos sheet roof on my 5.5x5m garage and replaced it with this sort of stuff insulated roof panelsI bought from a place called cladco. I bought 5 lengths, each long enough for the garage with a 4 0 drop, supplied with cappings and fixings - think it was £1200 delivered. The best quote I got for a ply and felt flat roof was £3k!! Even when I priced up materials for that I was over £1000. Removed the old and fitted the new over a weekend with my dad and father in-law to help, none of us had done anything like it before. Garage is now much warmer than before (no heating, concrete sectional) and zero condensation on the roof. HTH, good luck finding a lodger!

No mate all good now , went for a fully insulated cold roof with 60 litres of fibreglass on top!! Lodger wise , £300 a month , i'm away with work a lot , got a workshop and off road parking , heating is solid fuel , so can be a little nippy if you don't chuck logs in the burner but I have no issues. i'll do a deal with a decent decorator / landscape gardener , and could be cheap living for someone TBH 300 a month isn't mega moneys
